Good job on your first wholesale deal. How many have you done so
far? Do you have more properties in your pipeline? Do you use an
answering machine on each of your bandit lines? Would it be worth
it for you to contract out to a local agency that allows you to use
their space for meetings as part of using their service for
operators to collect the information for your buyer's list and
seller's property info? Have you thought about any of these things
to make things easier on your time, thus freeing you to do the
things that will bring even more money to you?
Very well done! Congratulations on your deal. You got your steps
right. Having the buyers list first is so important. With your
method, how quickly and how many buyers on your list when you sent
out the notification of the property to your prospective buyers?

To your point of having bandit signs confescated by code
enforcement. Try putting them up after 5 on Friday and take them
down on Sunday night. City workers do not work weekends. I have
found this to be effective.
