  Thanks for sending me here and for the other info you gave me. I am the same Donna you recently contacted on another site. I have studied pretty much the same people and books you did, Challenge is that I have yet to do my first deal.
  
  I keep reading that you do not have to have money and good credit to get started. Well I am on several sites, looked at properties. Advertised for "investor friendly" realtors. Long story short I have yet obtained any property.
  
  One realtor advertised, creative financing, no-down , lease-options where I would have to start at alone, when I told him what I was interested in he pointed me to a investment club that has a fee and informed me that he only worked with all-cash buyers....
  
  The very thing that has been said isn't necessary, has stopped me over and over. Want to do this, not giving up, not looking for a freebie. Just exactly what to do to get my first deal closed. Going to continue to edcate myself here and hopefully I found the place where I can really partner and take action.
  
  I want to be able to help others that are facing the same challenges as myself. I won't be looking for a fee, just a profit split from those I will help after I help myself. Thanks again for all your great info. Can already tell that you are going to be very sucessful.
