I am a cash buyer and have a negotiation team in place, which takes care of all the paperwork. I can close quickly because I am a cash buyer. I charge no fees to Realtors or the seller in default. The benefits to the realtor is that they will personally get FULL 6% commission, never have to speak to a lender, won’t have to waste 5-7 hours a week on just one deal, increase the Realtors number of listings and will increase their shortsale conversion rate. Plus I am an investor so if a deal takes a little longer I won’t walk away from the deal like other buyers do. This way Realtors can do what Realtors do best, look for more buyers and sellers and therefore MAKE MORE MONEY$$$... A true win-win scenario!

They are definitely cash flowing, and abundant affordable housing in SC! I have worked short sales, which require a lot of perseverance, so it says a lot about you!

I am a mother of 3 daughters & 1 son and am lucky to have one left at home with me still!!! :D I absolutely love them to pieces! I also have 2 son in laws, 2 granddaughters, and 2 grandsons!
I am a creative, positive, possibility thinker. My only boundaries and boxes are moral, ethical, and legal boundaries. Otherwise, let our imaginations run wild and see what we can come up with!!! I love brainstorming with people, letting the ideas bounce off each other and create more ideas, more possibilities! I think they are a blast!!! I love it when my creative juices are just flowing!!!
I love action contact sports like football, soccer, hockey, and basketball. Having grown up in MN, loving water sports, snowmobiling, and snow skiing is 2nd nature.
I currently sell residential real estate and specialize in short sales. Besides working the Kansas City area, I also negotiate residential short sales for Realtors and investors in other states. I've never done a commercial short sale, but with the experience I have with residential, I would be willing to work commercial short sales. I must warn you though, I'd be learning as I went and would not hesitate to friends that I know across the country who DO have experience with commercial short sales.
Once I get some personal issues resolved, I do plan on investing beginning with wholesaling. I'd eventually like to invest in rental properties.
I can't say I love what I do with real estate because it's much more than that to me. I'm passionate about it. I feel a compulsion to help people with a very tough situation in their lives and to assist in giving them a 2nd chance. I've had my fair share of 2nd chances and believe everyone deserves a 2nd chance. If they've been knocked down by unforeseen circumstances, they need someone they can come to who actually knows what they're doing in regards to helping them. When it comes to short sales, I'm that person.
My investors love what I do for them as well. I look for a win win or not at all. I'm always on the look out for an opportunity for them! I educate myself as much as possible and find the loopholes and tricks to get the deal done for them as quickly as possible. My comps are broken down and comprehensive so they have the numbers from me that they need in one spreadsheet.
