    I have buyers looking for condo's...

    Purchase a complex 10 units or more at a wholesale price. not just 1 unit. They want to resell the units to snowbirds in a canadian market and will need to maintain management of the units while the owners are away, so they want a complex of 10 units or more. In the phoenix metro area, scottsdale if possible, close to shopping and appeal to winter snowbirds.

    Buyer who wants multi-families anywhere in US, but they MUST BE OFF MARKET. He particularly likes the AZ/CA areas, but has said that he will look at anything, as long as it is OFF MARKET...

    Hi Dana- Thanks for the checking-in... right now I've got 3 buyers on my list yay!! Not many but it's a positive start... I'm going to be going out today or tomorrow to place fliers and put my business cards into local businesses and hand out as many as I can so I can get some good leads... I've been calling ads on Craigslist and bandit signs and that's how I'm finding my buyers and a couple of wholesalers to possibly work with in the future. Today I'm going to look online (searches) and see if anyone pops up and if so, call them... Still taking ideas though so lemme know whatcha got! I'm waiting to get my car back and once I do I'll be heading to REIA meetings and networking with handshakes. Can't wait. Hope you are well and not working yourself too hard.

    Hi danny, here is what we are looking to do. I have Investors who want to Invest in the fund 50,000-2,000,000 into The fund. This needs to be set up with Lending Attorney and Dept of Corporation Real Estate. Disclosures, memorandum, Offering. Presentation, website and Marketing. The Fund is set up and with accredited Investors to Invest in the fund and their Return is 7-9% interest 1st trust deed. My Company will service the Loans and charge the borrower 11-13% interest on the Real Estate asset 100k -10 million.We make the spread, servicing Fee, Book keeping, send out Quarterly reports and Handle the transactions. We can set up with the attorneys 45,000 plus operating costs. Our Fund has the ability to raise 10-20 million through my Capital sources, Investors, HEDGE FUND we are working with, Realtor's and High net Individuals. We can fund Real Estate projects in California only.

    Thanks for the great advice! I went on Craigslist yesterday and wrote down every number in ads that looked like they were buyers and I'm gonna be calling them today to see if they are buyers or wholesalers. I then searched for all my local REIA meetings and wrote them down and will be attending as many as I can next week and every week until I locate all my buyers. Next I need to start writing down numbers I see on local bandit signs for rentals and we buy houses signs and see if they are buyers/landlords or if they are just wholesalers... Well that's my plan. What do you think? Id there anything else I could be doing to locate buyers? Thanks :)

    Hi Dana!! Thank you for the warm welcome. I never know if I should respond to someones post on my wall or on theirs because I don't know if you'll see it if it's posted on my wall... But your question was, what's hanging me up right now? Well, I feel like I'm being pulled in 1000's of different ways with all this information and training I'm finding online. I know what have to do for networking and marketing that is all clear, but I still haven't found anything or anyone that actually walks me through an actually wholesaling deal from start to finish and all the details in between so I'm getting extremely frustrated. Just seems like everything is about marketing, finding money, or building your business... This is all great info but if I can't do a deal then what good is all that right? Ugh, sorry just wrote you a book, but this is where my fear of starting is coming in and I gotta get past it. Your help would be greatly appreciated. And anyone else reading this, if you have any tips or ideas I will also take them!! Thanks and have a great Monday, and always remember to take time out for yourself before you get burned out :)
