They want to resell the units to snowbirds in a canadian market and will need to maintain management of the units while the owners are away, so they want a complex of 10 units or more. Asking price is 20k in Rochester NY ...taxes about 2k/year insurance about $300/year...closing costs approx 2k...Certificate of Occupancy (its a big thing in Rochester was just obtained and transferrable, management in place)...distressed seller going through eviction needs to sell fast...house has new roof, new heating, updated everything needs about 1k in cosmetic updates...
