Current owners bought the property out of foreclosure at a very good price. Government is willing to reduce impact fees by $2 million to get the construction project started. The owners are skilled apartment developers with a tract record of about 20 similar developments in the last 20 years. Construction lenders are hard to find. This could be a lucrative co-venture. The site is already entitled with utilities at the site and construction drawings are already done.

    I have buyers looking for condo's...

    Purchase a complex 10 units or more at a wholesale price. not just 1 unit. They want to resell the units to snowbirds in a canadian market and will need to maintain management of the units while the owners are away, so they want a complex of 10 units or more. In the phoenix metro area, scottsdale if possible, close to shopping and appeal to winter snowbirds.

    Buyer who wants multi-families anywhere in US, but they MUST BE OFF MARKET. He particularly likes the AZ/CA areas, but has said that he will look at anything, as long as it is OFF MARKET...

    3bedroom house , rented for $750/month? Asking price is 20k in Rochester NY ...taxes about 2k/year insurance about $300/year...closing costs approx 2k...Certificate of Occupancy (its a big thing in Rochester was just obtained and transferrable, management in place)...distressed seller going through eviction needs to sell fast...house has new roof, new heating, updated everything needs about 1k in cosmetic updates...
