Types of properties i will focus on and what i've learned about them

I have decided to work in two areas of real estate investing,
focusing my energy on self storage facilities (commerical)
and wholesaling residential real estate.
I chose self storage because it seems to be very autonomous in nature. Who wants to make money every month without doing a lot? Me. I've learned so far that one of the main reasons self storage is a viable investment is that most people are always going to have more 'stuff' than they have space. Especially if it's a family that has been forced to downsize, go through foreclosure, or a business that needs more storage. What's even more interesting is the idea of facilities with kiosks, so no on site manager has to be hired and payed. And of course the fact that there are no utitlities to be paid or toilets to be fixed.
Wholesaling residential real state is how and why i got started in investing in the first place. What attracted me to it is that there is very little to no risk involved in flipping a contract to someone else. Again, who wants to make lots of money with very little 'work'? Me. My philosophy in life has always been 'Work smart, not hard.'
I'm currently focusing on getting probate leads to find wholesale properties. It's a niche that is unique in it's own. I enjoy the fact that i know i'm helping a family settle an estate and move on with their lives. What i found out in researching this week was that having a few probate attorneys to network with is a great way to have a steady flow of warm leads coming your way. It's an invaluable resource that a lot of people overlook. So what did i do this week? I spoke with a probate attorney who happen to call about a letter i had sent his client. I pitched myself as someone he could refer his clients to. That's does 2 things: Makes him look good (of course he cares more about this one) in that he's providing great service for his clients, and it sends me FREE warm leads. AWESOME.
I'm currently working on a probate wholesale deal and will post the details later this week. I look forward to learning more about self storage facilities, as i know they can be cash cows!
