Use MeetUp Groups to Find Local Influencers

I want encourage you to use MeetUp Groups to find local influencers and groups. You can use existing meetup groups or use the Meetup website for that. For real estate groups, you can also use my website. It’s a great tool for this. Traditionally, real estate investors have been able to connect with other investors and influencers through their local Real Estate Investor's Associations. This is one of the ways that my good friend and business partner, Rick Melero, moves and shakes in areas where he's never been.
He shows up and people know who he is, and they know who his students are because he has given them specific exercises to do to connect with these influencers. If there's not already an influential group in your area, there is a lot to be gained by stepping up and starting one—mainly a lot of influence in your local area among real estate investors who are glad to see something of that nature organized.
So if there isn’t a group in your local area, this is your opportunity. Start one! Use MeetUp to find local influencers. This works not only within the real estate industry but within all industries, whatever your interest or passion is, you can use it. If you're interested in real estate and you really want to fill that local influence space yourself, it would also benefit you to start a group within our group on Real Deal Community website. Just start a group within our network and build your own network within ours. Would I be happy if you did that? Sure, I'd be very happy if you did that. That'd be great!
Some of our network members have been brought into our internal discussions and planning on where we're taking The Real Deal Community social network for real estate investors site, how we're by the end of the year planning for this to be a minimum of 30,000 real estate investors and professionals in the network. Do the math that's a minimum of 600 within every state if you do a simply divide by 50. Those 600 people not only will be in that state but they'll also be in your group.
For example if you're in North Carolina, start North Carolina Real Group. If you're in Wisconsin, start Wisconsin Real Deal. If you're in Illinois start Real Deal Illinois and so on, do that and we will have every reason to help you grow that in your local area.
I hope that you see how you can use the Real Deal Community and MeetUp to find local influencers. The real point is to get connected with influencers by getting plugged into an existing group or by starting your own.
The LA Event Experience

It all began on a Friday afternoon at DIA (Denver International
Airport) not a cloud in the sky, and what
a perfect day to celebrate my born day, a change in routine,
getting out of town, and as I see it not a thing could
stand in my way.
I eventually touched down at LAX about 10:00pm local time (after
spending most of the afternoon in the airport)
Not complaining though, you really do have a chance to meet some
interesting people from all walks of life in the
airport.
So I got lots of practice with my elevator speech or is it the
moving walkway SPEECH, I forget.
Anyway as soon as I touched down I called my buddy Anthony "No
Nonsense" Silva to whom which I was bunking with, him and
his
lovely wife were awesome! Dave Turner & Jonathan Grieve were
our next door neighbors, you would have thought we were in a
college dorm how well we got along, it really was such a
pleasure
to meet them, and as you all can tell they are fun loving people
who treated me so well on my birthday weekend. We all met up
at
a lounge called "The Standard" decent place, but I'd like to see
the real footage on that roof top that didn't make it online.
The following Saturday morning it was on...the event was in full
effect! We started off with a breakfast of champions, before our
leisurly
walk through downtown LA to the magnificent California Market
place, the facililty where our training was being held. The
building itself
was top notch, a secured location. Once we arrived we all started
contributing to getting the suite ready for our guest,too which
you all did
a stellar job at attracting some quality people that attended.
I believe Sam opened up with an introduction built for kings, I
missed it because I was manning the doors to guide the guest to
the correct
suite. But once Rick Melero got up there I did not want to miss a
moment, it was truly intense. If any of you are still skeptical
at this point,
please believe that these people at HIS Real Estate Network are
indeed "The Real Deal" and good at what they do!
Rick broke down there complete business model, which is
structured like nothing I'd ever seen. He really got down to the
nuts and bolts
of their business. (Or should I say the meat & potatoes) He
provided so much valuable content, and great ideas that anyone
could
simply and easily implement in the their business
immediately. Well... everything but the infamous
property evaluation program, thats
not for sell, but everyone sure wanted a copy.
Once we took the first break, that was the moment, it was time to
network and exercise that elevator speech. I met some
really good people
and some definitely worthy of making it into my book of business.
My partner Arnold Castillo was handling the A/V the entire event,
while
Mister Craig Koroto got some really interesting testimonials from
the audience. Toshi Endo took most of the lovely photos you all
so eloquently
commented on in FB. The rest of our team was casually engaging
the guest, and of course after the crowd had just mere morsels of
information,
everyone wanted to surround Rick Melero with intrigue and awe! He
really handles attention well. (We missed you too Danny, and the
way you make
people feel warm and fuzzy inside)
We broke for lunch like a football huddle at halftime, everyone
seemed excited to exchange notes and review what they had just
been presented.
There is some really interesting quick lunch spots to eat in
downtown LA, some better than others of course, but much thanks
to Adrian
we would have been lost without you buddy, we ate good the whole
weekend. After we returned it appeared as if our guest were
anxiously awaiting
our mentor to throw them another scooby snack of info, it was
great!
By the time Sunday evening arrived, I think its safe to say
everyone was mentally and physically exhausted. No clubbin' for
us,
(karoke or otherwise) simply dinner and spirits as you can tell
in our illustrations. At the end of that meal I got the biggest
and best
surprise of all, I was the 500th customer of the day and my meal
was comp'd. What a way to end my birthday weekend, I almost
broke down
in tears. Thank you Mister and Misses Silva, you had me
completely baffled!!! LOl
If or should I say when I encounter anyone that ever questions an
HIS events authenticity, they'd be a fool not to attend. Theres
no other
so-called Real Estate seminar like it on earth! (And I feel like,
I've wasted money on quite a few)
SO YOU CAN THINK ONCE, TWICE, THREE TIMES AND YOU'LL COME UP WITH THE SAME CONCLUSION, YOU GOTTA MAKE YOUR WAY THERE...
My Experience of Real Deal Live Event in LA.

The energy of people were so positive and uplifting, and the key difference of this event and other was not based on artificially created hype but rather based on true genuine interest in business of each other. Many of my other MMM Challenge teammates were there to support with each other and striving for the common goal; having successful event. I was feeling such an openess to network without any reserve. I totally felt the positive vibe of everyone, and I did not feel like the meeting was the first time! I am so grateful to asscociate with such a great teammates and made me even want to know them better including those whom I have not met yet. This is certainly one of the best things happen to me.
I was very fortunate to spend some one on one time with Sam, and I have to tell that I was very stoked to see Sam in person and had an oportunity to speak with him in person! I am extremly happy to gain some insignt from him and learning his genuine interest in success in all of us, MMM challengers. Seeing him eye to eye was so powerful, he deliverd his words from his heart and I was totally moved by him. I say it again, I am so lucky to learn something from him. I cannot wait to see him again sometime AND see other wonderful directors, so I can feel even more powerful. I am more than 100% positive to feel incredible energy like I expereicenced from Sam, but in their unique way, that is something I am looking forawrd to.
I heard many great genuine feedbacks from attendees and I was able to witness the business relathiship was created on the spot. I do not want to call the event as seminar, since the word seminar is asscociated with pitch fest event in my opinion. I have never expereiced anything like this. It is nothing but a pure content, focusing on time tested principles, and relationship building practice. Rick never emphasized on the tactics, which most seminar gurus do! We have to understand that focusing on the tactics and strategies are not necessary bad thing, but need to recognized what is more important; "how to create better relationship and do the right transaction based on the timeless principle, adding value to the others". We have been learning the principles throughout the challenge, but the event truly showed me how to apply, and filling the gap of saying and doing.
Rick slammed me hard what HIS organization is about and that's the way I love it, and made me want to involve even more. Rick, thank you very much for every single opportuniy to hear and learn from you. My desire to work with you and your organization is so stong and I am determined to perform. I am planning to attend October event to see everyone again -- The last, but not least, I must meet with Danny, Gary, and Stew on top of everyone for sure. I do not feel MMM challenge will be over until I see these wonderful mentors. Thank you very much for the opportunity.

A classic writing from Dr. Russell Conwell
While Dr. Conwell was a man of variable traits and successes, he had a high esteem for his follow man and teaching others to be successful through his habits and life experiences. I believe he felt all men and women could be successful if only to use the tools at their hands, learn from their experiences, not overlook the obvious, keep their focus and wits about them. Are these not the traits we are learning in the Challenge?
Dr. Conwell talks of many who over looked riches and wealth they had right in front of them for the bigger over-all picture of wealth they were pursuing. Most tried so hard to find the things they wanted, they never managed to reach their goals. Had they looked at the smaller picture, focused, and used their resources better, they could certainly have achieved their overall goals.
He also alludes to the fact that man or woman must learn to earn. That by being given the silver spoon, so to speak, not many if any, have ever sustained. By learning the value of hard work and money, one can truly appreciate the fruits of their labor and success, but not without. Not knowing true value of their wealth in most instances has only lead to failure in the end.
Conwell emphasizes that to do well in business, as well as, life in general you should know your audience. By this I mean to get to know the people you will supply with product or service. By determining need and knowing the person/s with which you want to do business you can not help but be successful. Is this not another of the teachings we have been shown throughout our apprenticeship here...learn to show 'Value'. When value is shown to others first, they will want to know more about us and perhaps, most likely do business with us if our criteria meets their needs or refer us to others that may be looking for our services.
I found Dr. Conwell's book quite interesting and it made me think quite a bit about my life, where I have been and where I am headed. It makes me wonder 'what if ' or perhaps 'what have I overlooked or taken for granted' ? Maybe where I should have 'zigged' instead of 'zagged'. It makes me wonder why I have not had the success I have surely thought I would have. It has enlightened me and presented me with findings that surely will have an impact as I move forward and continue to grow. Surprisingly, or perhaps not so much so, it causes me to see the values that the mentors of this great program are attempting to bring forth from us all. The qualities they are trying to instill within us as we move forward with our over-all lives. And, as in the past, there is certainly a method to the madness. :)
And since some who read this over time may not really realize the process or metamorphoses to which I have been exposed, just know that to take the time to read this book can hopefully put you on the same path. The teachings that Dr. Conwell exposes can be both eye-opening and contagious to your overall success if digested properly. Book Review-The Art of Money Getting

This little
book took me to the basic of making money and makes several
references of important principles of other self-improvement
books. All the principles that this book teaches are NOT
something quick fix, or something totally new.
All the great books are showing us the same principles. The problem for most of us, is that we do knot know where to start or looking for somethng totally unheard of or secret to make money tools. I found that what is really important is that being conscious of what you have learned and taking strategic planned action on that knowledge is crucial to your success and accumulation of small things day in and out will produce result. Although everyone is seeking something quick and or instant gratification, there is a reason all great self improvement books shares same principles and they are still remaining as masterpiece in today’s fast paced society. Universal rules for business or anything in life remains the same. As I am going through the MMM challenge, I re-realized "principles" do not change, tactics do depending on the technical advancement in our society.
Here are some points from this book that really hit the nail on the head.
1) The Foundation of success in life is good health: that is the substratum fortune
Yes, everyone knows this...but everyone tends to take our good health as granted, and does not realize how important our health is. Healthy body and mind lead to clear thinking. I will watch my diet and keep continue exercising regularly. I commit myself to balanced life and stay health, so I can pursue my goals. This is so simple, but it is not easy. There are so much temptations to be side tracked. The evidence shows itself how so many people have unhealthy life style.
2) Stick to your Business, master your field
This is also a theme of MMM challenge in my opinion. Many people scatter their powers. While it is tempting to have many things at the same time (shiny object syndrome), a lot of fortunes have passed people by because they cast themselves too wide and not deep enough. This MMM challenge totally helps me stay on the course, I realized I am not distracted as much as before and I am very grateful.
3) Most successful business people are self-made. Not to depend on too much on other people’s inheritance particularly. If easy money will hold us back.
This is encouraging and so true. We need to train ourselves to be a better manager to retain the wealth. This is a straight forward Business Ethic Book. Whether you are thinking of starting in business or looking for way to improve your own financial status, I would definetley recomment this book.
This book takes us through process we need to think throguh to be successful and make money.

Was It Worth It?

Tim and his family, arrived in this country with no money, and only the clothes on his back. Both had impoverished beginnings in this country. However, they were both fortunate to have a strong parental figure (Tim had his father, & Rick had his grandmother), who did not have a poverty mindset. They taught their children to think differently than those of their peers.
Tim Mai’s dad used to teach him a saying about the type of people he hung out with. His family is Vietnamese and he used to say (roughly translated), “When you’re near ink, you are going to get dark. When you’re near light, you’re going to get bright.”
Rick’s grandmother was very positive. Instead of saying, “We can’t afford it.” She would ask, “How can we afford it?” And she often said to him, “If you tell me who you spend your time with, then I will tell you who you will become.”
She was a powerful influence in his life. When he was 18, he was really broke and struggling.
He finally sat down and started to evaluate his life and realized that the reason he was broke was because he was hanging out with a bunch of people that were broke, and that only wanted to party and had no ambition.Rick decided to start applying the principle his grandmother had been teaching him all along. He started to hang out with successful people. He created a mini-mastermind, with the type of people that he wanted to model after. His goal was to see what they thought, how they thought, and the things that they did that were different than everybody else he knew. He began disciplining himself so that he could do what they were doing.
Soon he was wholesaling residential property. He became so successful, at one point he was wholesaling 20-30 houses a month. But he realized this was not building long term wealth, and this was something he desired. Rick set out to spend time with the next level of successful entrepreneurs. The common denominator he found with these bigger investors, was that they were investing in income producing real estate— in the commercial arena.
Rick asked one of the successful investors, how to be successful. This investor replied with an unexpected answer. He asked Rick “What is success?” This caused Rick to delve deeper into his soul, to which he discovered this answer . . . “Success - is thriving in balance with purpose.”
That multi-millionaire also shared that success isn’t determined by one’s pocket-book, but by the fact that generations after you would be blessed because of your diligence and hard work. Rick figured out, that if he wanted to have a life that is full of purpose and thriving, he needs to have a view of life that is much larger than himself.
Everything Rick touches, has a purpose that hinges on a bigger picture. That picture is being able to influence and feed nations, and to know that his son, Dayton, and Dayton’s children will be blessed. And all because, Rick was diligent in his work.
Both Tim and Rick believe that our mindset presents us with our greatest challenges. Tim tells a story of a man who has a disease that causes his bones to break for the slightest reason. He was not supposed to live past 24 hrs, and now he is thirty something. His mother told him, Pain is inevitable. It is a part of life, and a part of growth. We must accept our pain. But we do not need to suffer. Suffering is a choice. In that instant, the young boy chose to accept his pain, but not to suffer. And with that, he now believes his disease is a gift.
Tim & his wife Frances, as well as the Melero’s are making sure they instill in their children a wealthy, entrepreneurial mindset.
Both Tim and Rick overcame their financial challenges by investing , first in Single family homes, and then moved onto networking with more influential investors of larger quantities of homes and commercial properties. Their network helped them overcome their proverty issues. Their charity projects made them well known within the communities. And as it happens, the more they gave back to the people and became involved with their communities, the more people invested in Rick and Tim’s properties. Both also give back, by mentoring people in the real estate investing circles and through their various philanthropic charities.

Both Rick and Tim believe the biggest battle, is the battle in your mind.
Tim often tells a story, about a man who was not supposed to live longer than 24 hrs. And now he is thirty-something. He has a disease that causes his bones to break, at the slightest cause, such as sneezing. Yet, his mother explained to him when he was a young boy, that everyone endures pain. WE all have pain, whether it is physical, or emotional, or spiritual. We must accept pain. We do not however, have to suffer. Suffering is a choice. She then asks him, if he would like to accept his disease as a gift or a burden. In that instant, the young boy accepts his disease as a gift. He made the choice to accept his pain, but not to suffer.
He and his wife Francis, are philanthropists, and donate to many charities around the world.
They arrived in the

Self Help Or Self Delusion?

This
book starts off with two basic truths:
1. THIS little volume (the result of meditation and experience) is not intended as an exhaustive treatise on the much-written-upon subject of the power of thought.
2. THE aphorism, "As a man thinketh in his heart so is he," not only embraces the whole of a man's being, but is so comprehensive as to reach out to every condition and circumstance of his life. A man is literally _what he thinks, _his character being the complete sum of all his thoughts.
The following statement is the key to the author's understanding, "Man is a growth by law, and not a creation by artifice, and cause and effect is as absolute and undeviating in the hidden realm of thought as in the world of visible and material things. A noble and Godlike character is not a thing of favour or chance, but is the natural result of continued effort in right thinking, the effect of long-cherished association with Godlike thoughts." Based on this foundation, he draws conclusions and orders his life based on his own understanding of what it truly means to be "Godlike." It is at this point that we part ways as I am convinced that he shows little indulgence for or understanding of, the true spiritual nature of man; a spiritual dimension that is more real than the physical dimension we contend with daily. In this spiritual reality, man is not a master and surely not a creator; having sold his birthright in the garden of Eden. He is himself now subject to one of two masters who vie for influence of his thoughts and the affections of his emotions.
The writer quickly puts man in charge of his own universe. Look at where that has taken man. Educated and enlightened men have taken two paths to the same destination. One group in an overt attempt to liberate themselves from any responsibilities towards a true God; have laid hold of apes and monkeys and forced their genealogy upon them. The other camp pretending to acknowledge God, have made man of equal value and abilities. I like what my Bible says - that it is by faith so it is no longer by works. Righteousness or Godlikeness must be "imputed" to a man through faith because it is impossible for him to earn it by any other means. This does not mean that man is uninvolved with his own salvation. Faith comes by hearing and hearing by the word of God. Faith is dead without works. Man must pray, meditate, fast and behold the Christ (for it is by beholding that we are changed into his likeness). However, the diving force, the enabling force is the Spirit of God in man that is renewing his mind and molding him into the form of his Creator.
Herein lies the danger of this written work. It begins with a
biblical truth and has a scattering of biblical truth
throughout but it's dominant premiss is humanistic at the core.
Where have centuries of enlightenment gotten us? Is there more
justice? Is there more peace? This noxious mixture of truth and
human wisdom can be more dangerous than the venom of a two
horned Adder. Eventually a man will kick against a stone and
neither force of will nor extraneous effort will move it. We
are all sooner or later going to come face to face with a new
paradigm :
"Not by might, nor by power,
but by my spirit, saith the LORD of
hosts."
Zechariah 4:6
What can be learnt from this book by James Allen can be even better learnt from a general study of God's holy words. In particular, the book of Psalms and the book of Proverbs are a well spring of holy wisdom. Wisdom that is built on a more excellent foundation of man's dependence on an omnipotent God; not only for direction, values, virtue and physical provisions but also for strength, grace and favor to accomplish the things that he cannot of his own will attain to.
As for me, change and growth are always necessary as life itself is a constant cycle of seasons. I am climbing "Jacob's Ladder" so to speak. Each careful rung takes me closer to my eternal destination. While I ought not be careless of the climb ahead of me, I am mindful always of the distance I have come and the sure strength of the rung I am currently standing on. Not by frantic enthusiasm but by graceful exertions, I make a steady progress towards my future; ever grateful for my now moments and quick to dismiss the trials and failures of my yesterday. With balance and poise; with hope and faith; with effort and expectation; with knowledge and wisdom; with declaration and meditation; with prayer and thanksgiving - I press ever so close to my divine destiny.
And the spirit of the LORD shall rest upon him, the spirit of wisdom and understanding, the spirit of counsel and might, the spirit of knowledge and of the fear of the LORD. Isaiah 11:2
