The Quest

Writing down and thinking about one's goals is a key element to success and the chance to provide same here is a good thing, whether bonuses come or not. I bring my own level of knowledge and experience. We all do. I know where I am going and that is into many conversations with sellers and buyers. Working the phones to make myself known, in order to lay a foundation of trust. That key element is a hard currency to mint and not always transfered into my bank account. But, nothing of value, either traded or acquired, comes without effort and some sacrifice. Paying the price I believe is the phrase, and my old high school football coach from the Alabama Crimson Tide school of Bear Bryant made that abundantly clear every time he asked us for that extra hundred yard dash in the fading light of a Fall practice evening.
So, welcome to the Quest my friends and best wishes to all for a good fight, fought hard and clean, knowing that it is the battle that teaches not the winners circle.

To all,
I sincerely believe that this is the EXACT opportunity that can give me the wind under my wings to soar high in my investing career. At this point I feel like a plane cruising down the runway, and all I need is a little help and guidance to get me off the ground.
As my profile states, I have spent the last 3 years learning all I can about real estate investing, primarily commercial real estate. I’ve spent a small fortune on education and have for the past year I’ve launched a commercial investment company called West End Investment Group, LLC. Unfortunately, the market started going south upon launching and it became very difficult to make acquisitions with the strategies I had been taught. But I am as motivated as ever and have now realized that in order to be successful I need to shift my focus from getting traditional credit to building a network of equity partners and putting together syndications.
So I am in the process of developing a private placement memorandum to attract equity partners in order to acquire distressed commercial assets and notes this year. I mention this because I feel that it’s important for you guys to know that I am incredibly dedicated to my success and will stop at nothing to reach it. I am very adaptive and open-minded.
Again, there is no doubt that being a part of this team can help me reach my goals. But this is a two way street. I understand that these 24 people that you all choose must be absolutely committed to making the team a success and must possess the right attitude, energy, and dedication to ensure that they make a solid contribution to the team.
So I will make these promises right now. If I am given the opportunity to participate on this team, I will make every effort to stand out as a leader on the team. I will be a team player and will help anyone however I can at any time. I will always maintain a positive attitude and will always do what is expected of me. I will be very open to learning new skills and strategies and will not question the methodologies.
I don’t view this program as just a menternship. I see it as the beginning of a long term partnership with you all. I want to be an integral part of your team and participate with you at events. I want to be the one mentoring along side you all one day! I want to be up on a stage with you all at public speaking engagements talking about my success story. I want to be that one person that you choose to partner with on your next venture. Give me the opportunity and I will be that person!
In closing, I have all of the necessary qualities and business skills to be one of these 24 people. I have no doubt that there are many others that have great qualities and could make a good team member. But I highly doubt that there are many that have the burning desire and gumption to climb to the top at any cost as I do. I sincerely appreciate your consideration and look forward to your decision.
WHY OSCAR GARNE WILL BE ONE OF THE LUCKY 24 STUDENT IN THE MMM CHALLENGE

Oscar Garner will be one of the
lucky 24 students in the MMM Challenge as I follow the words of
Henry David Thoreau. "Go confidently into the direction of your
Dreams" By applying for this challenge I have done just
that.
In following my dreams of owning a Commercial Reit, I recently
left a 15yr career at Chrysler Corporation. I know in my heart
there is more in life for me than working for someone else. I
began my journey April 30, 2009.
Since leaving Chrysler, I have become a member of two Mastermind
groups. One in which I am a founding member, the other will allow
me to become a community bank owner. This would be three
Mastermind groups in a years time. I also find myself studying
and preparing to participate in my first private placement
offering. I continue to seek the assistance of those who are
succesful in business. I have established a working relationship
with several multi-millionaire business owners.
I could write lots of things about me, however I believe the best
part about the Challenge is not what we are, but who we are. I
understand that my life is not my own, I have been put in place
to make a difference in the world. This is an opportunity for me
to learn, study, and gain insight, and take the information back
to the people of my community. My family, friends, and my
community will forever be changed, when I'm selected as a
finalist!!!
My study of billionaire real estate investors Sam Zell, Mortimor
Zuckermen, and Donald Trump has shown me why it's a must to go
after your dreams. However the MMM Challenge will show me how to
accomplish the dream. I will benefit tremendously from the MMM
Challenge experience.
All I possess is not enough, unless I learn to have the spirit of
humility so I can be teachable. My failures in life have prepared
me for such a time as this, to expect the unexpected and reach
for the stars no matter how far they may seem. The MMM
Challenge is an opportunity to showcase the talents and gifts,
given to me for such a time as this.
In closing, "A journey of a thousand miles begins with a
single step" Rick and Danny, it's with great honor and

I want to thank you guys for this opportunity. The seeds you’re sowing will no doubt return an abundant harvest.
I can’t tell you why I “deserve” to be one of the 24 Students in the MMM Challenge, but I can tell you why not choosing me would be a mistake (If you knew me as well as I know me, you’d choose me in a heartbeat!).
I’ve known since I was a child that I would be involved in many business ventures and that I would be wealthy -- I just didn’t know the specifics of “how” I’d get there until recently. Life has a funny way of taking us on strange paths to get us to our destination, & I believe that every decision I’ve made up to this point has conditioned me to be a full time real estate investor/entrepreneur. However, if I step back and take an honest look at what’s keeping me from a high level of success, the missing ingredient is most definitely a lack of a mentors in my life.
When you choose me, you’re getting a high “D” personality (I’m hoping you’ve taken the DISC personality assessment?). That means I’m very action oriented, and more likely to follow instructions & get out and do what I’m supposed to be doing. While I believe it’s extremely important to plan, strategize, and think through a course of action, I also believe that experience is the best teacher and I am more likely to jump out and try something rather than thinking about it forever.
Do you ever lay in bed for hours thinking of creative business ideas & ways to make money? I get so excited doing this that I often open my laptop at 3 a.m. and start writing them down! I feel as though God has given me many gifts, talents, and creative ideas that I’ll soon be able to implement, but first I need to use real estate as a catalyst to bring me to the next level. By choosing me, you’ll gain another valuable member of your mastermind group (I’m assuming you guys get together for brainstorming sessions?) and the creative ideas and input I bring to the table.
I believe that money is an amplifier: If you’re a great person and trustworthy with a small amount of money, chances are you’ll be great with a lot of money (there’re stipulations to this – of course you have to condition yourself for money, know how to invest, and be smart, etc). On the flip side, if you’re shady, unreliable, and wasteful with a small amount, you will not be able to hang on to a fortune, whether it’s earned or given to you. I have a deep passion for giving (charity, missions, or any need I see), and when you choose to mentor me, you’ll be empowering someone who has the heart, and now the resources to positively effect a lot of lives.
A lot of people in this country (and world) are afraid to take risks -- I bring to the table a no-fear attitude. Everyone hates rejection, but I believe I was able to get over that fear by working as a telemarketer in my younger years (I highly recommend this job for getting over your fear of rejection!). I can also substantiate my fearless attitude by my recreational habits: my most recent obsession is skydiving (30 jumps so far). When we start working together, I will certainly invite you all to try skydiving if you haven’t already (it will change your life!).
Having lived in Minnesota, Florida, and now Tennessee, I’d like you to be aware of my level of commitment. There are two things I have been absolutely committed to over the course of my life: the Minnesota Vikings and Christ (not necessarily in that order). No matter where I live, no matter what the circumstances, no matter what I go through (even a playoff game against the Saints where there were 5 fumbles and 2 interceptions), nothing will be able to separate me from my commitment to these two things. That’s the type of commitment I’m capable of giving and will give to real estate investing.
I am a very un-emotional yet positive person, so you will never have to deal with drama, bad attitudes, or the risk of me getting “offended” at anything you say. I’m a huge fan of clear communication, being up front about intentions, and not sugar coating things.
If I had to describe my hunger for knowledge, I would use the word insatiable. I know that the learning stage in life is never over I sincerely believe you will enjoy how teachable I am.
If you were to ask any of my friends or family if I am reliable and trustworthy, they would tell you 100% yes.
I could type for another hour, but I know your time is valuable, so I’ll stop here. I’m a big believer that a “resume” or text is not always a good indicator of a person’s true character or abilities, so I look forward to talking with you guys on the phone!

Desire and Commitment.
Wow, those are familiar words. For me investing in real estate
all started back in 1977. I read a book by Mark O. Haroldsen. As
I read his book "How to Wake up the Financial Genius Inside You"
I was inspired to buy my first duplex using Mark's "No Money
Down" formula. Of course friends and family said "You can't do
that" Well that just fired up my Desire and "Rebel Spirit" more. I went
on over the years to buy two other homes, all "No Money
Down". I aquired that "Rebel Spirit" back in 1953 at age 7
after having crippling Polio. Hey, I am not complaining, just
explaining I fought the next 26 years just trying to be a regular
guy. To be able to physically do what other guys could
do. Now back to 1977 and Mark's book and the
inspiration to aquire "Financial Freedom".
Prior to investing in 1977, I had designed and personally built a
new home.
I had always had the "Desire" to design and build my own home.
Of course I could not have done this without the doubting
friends and family, you know, the curious ones, who would
physically carry materials so I could assemble. I did appreciate
their help. This project took "commitment". You
don't just start a home construction and not finish it. Also, I
built this home in 6 months while working an eight hour a day job
and being handicaped. Please remember , I am not asking
sympathy or using the "crip"
card, just giving the facts.
So, after
succeeding in building my dream home and flipping my first
Investment property I was given a job transfer in the early 80's
from Toledo, OH to Indianapolis, IN and then to Crown Point, IN
and got caught up in the lure of the "Corporate Life" until that
company went bankrupt in 1990. So, after 22 years in the
Appliance and Electronics business I was without a job. After job
interview after interview I got the
"Desire" to be an entrepreneur. We started with no money and built a
Used Appliance business from the garage in our $250,000 home.
Remember this is 1990.
After two months
we moved to a retail store in Cedar Lake, IN. We became very
successful at this and were written up in several local and
national publications. There is alot more to this part of my
story which I will cover in a future blog or Book. We did this
for five years until Post Polio Syndrome started affecting me so
I could no longer do the physical work. We sold our business and
home and moved back to Indianapolis, IN to work at a less
physical job. I worked as a sales manager, then as a operations
manager until 1997 when I got into the manufactured home mortgage
business. That lasted until the federal government all but halted
the FHA loans on Manufactured homes.
I worked in the mortgage business until 2002 and my wife
,Jeanette, was diagnosed with
Bone Cancer. During 2002 and 2003 I worked fervently trying to help Jeanette survive
Cancer. Jeanette passed away from Bone Cancer Feb. 23th 2004.
Again those two strong words "Desire and Commitment" come very strong
into my life. The "Desire"
to help her find a way to continue living and the "Commitment" to her to Never give
up.
After Jeanette passed I had the "Desire" to recreate Terry. In
april 2004 I pulled out an old video on goals by Zig Ziglar. I
decided to set one evening and write one liners of what is
important to me. Then I decided if I could just focus on six
of those things I could work on each day. So, I typed them up on
a spreadsheet and printed it out and to make myself accountable
to me, I checked them off each day. I was commited to make
changes. Here is the list in order of importance.
1. Spirituality
2. Health
3. Career
4. Self Improvement
5. Relationships
6. Fun things
In April 2004 I decide to take a nine day crash course in Real
Estate and took the state test and passed the first time the day
after finishing class. God is good.
So, now I've God back in my life and things are going great Until
the real trials come. Seven of them, WOW, trials I was not ready
for. First came the bankruptcy as a result of Jeanettes medical
bills then losing my home to
forclosure, then in Oct 2004 finding out I had Prostate Cancer,
then Jan 2005 I had to have a stent put in my heart. Then in
April 2005 I had the prostate Cancer removed, that operation went
bad and I almost died, then the following week I developed
gangrene in my gallbladder and
had operation to remove. Then my mother passed away in July
2005.
Bottom line is GOD was there with me through it all.
I hope buy telling my story of "Hope, Courage, Desire and Commitment"
you will strongly consider me for the "MMM Challenge" I NEED THIS WIN.
