A new quarterly survey of bank risk professionals from FICO paints a decidedly pessimistic picture of housing's future. The company describes its latest results as a reversal of the growing optimism seen in late 2010 and early 2011.
The survey, conducted for FICO by the Professional Risk Managers' International Association (PRMIA), shows that bankers expect delinquencies on consumer loans to rise, underwriting standards to become stricter, and the housing sector to continue struggling far into the future. Among the 188 risk managers surveyed, 73 percent believe mortgage defaults and foreclosures will remain elevated for at least five more years.
Furthermore, 46 percent of respondents expect mortgage delinquencies to increase over the next six months, while only 15 percent anticipate a decline in mortgage delinquencies over the same period.
The negative sentiment among banks' risk professionals also extended to property values. When asked if housing prices nationally would climb back to 2007 levels before the year 2020, 49 percent of respondents said no. Just 21 percent said yes.
"Housing has been an enormous drag on the economy for over three years as U.S. households lost trillions of dollars in equity," said Dr. Andrew Jennings, chief analytics officer at FICO and head of FICO Labs. Data from the Federal Reserve shows that between 2005 and mid-2011, Americans lost $7 trillion in home equity.
"While the housing sector will almost certainly gain strength during the next nine years, many bankers clearly believe prices will remain depressed for half a generation," Jennings said. "This puts the devastation of the housing crash into perspective."

There is an art to finding money; contacting people, and asking them to work with you. Many real estate investors fail because they do not have the skill set to locate money, and while they may be able to find every bargain under the sun, if they don’t have the financing to back them up, these bargains are useless to them. Locating Funds The first place to start is the obvious -- local banks, as many locally owned banks have programs for real estate investors. You will need to contact several banks and mortgage companies to inquire about their terms for investors. If you are turned down, move on to the next one. This may be discouraging in the beginning, but persistence will prevail in the end.
Are You Ready For A Loan? Before you even start applying for loans, you have to make sure that you have all of your ducks in a row. Check your credit score and make sure that there are no hidden surprises. When you apply, make certain that you have filled out the paperwork correctly and you have all the necessary documents in order. Sometimes the reason for being rejected is not your credit score, but incorrect document preparation.
Other Loan Sources When banks say no for whatever reason, you have to be creative and start thinking outside the box. Consider other possibilities such as bank lines of credit, owner financing, investor loans, Subject To, Hard Money, etc. Your goal should be to invest without spending your own money. Even if you get a loan from a financial institution that doesn’t cover the entire cost of your deal, don’t let that stop you, look for other sources to make up the difference.
They say practice makes perfect and once you start practicing, you will become an expert in finding funds for your projects. Your real estate education is a never ending process. The rules of the game change all the time and you have to be prepared to change with them if you want success in the real estate business. Money is always available, even now during these tough economic times; you just have to know where it is and how to get it.

The LA Event Experience

It all began on a Friday afternoon at DIA (Denver International
Airport) not a cloud in the sky, and what
a perfect day to celebrate my born day, a change in routine,
getting out of town, and as I see it not a thing could
stand in my way.
I eventually touched down at LAX about 10:00pm local time (after
spending most of the afternoon in the airport)
Not complaining though, you really do have a chance to meet some
interesting people from all walks of life in the
airport.
So I got lots of practice with my elevator speech or is it the
moving walkway SPEECH, I forget.
Anyway as soon as I touched down I called my buddy Anthony "No
Nonsense" Silva to whom which I was bunking with, him and
his
lovely wife were awesome! Dave Turner & Jonathan Grieve were
our next door neighbors, you would have thought we were in a
college dorm how well we got along, it really was such a
pleasure
to meet them, and as you all can tell they are fun loving people
who treated me so well on my birthday weekend. We all met up
at
a lounge called "The Standard" decent place, but I'd like to see
the real footage on that roof top that didn't make it online.
The following Saturday morning it was on...the event was in full
effect! We started off with a breakfast of champions, before our
leisurly
walk through downtown LA to the magnificent California Market
place, the facililty where our training was being held. The
building itself
was top notch, a secured location. Once we arrived we all started
contributing to getting the suite ready for our guest,too which
you all did
a stellar job at attracting some quality people that attended.
I believe Sam opened up with an introduction built for kings, I
missed it because I was manning the doors to guide the guest to
the correct
suite. But once Rick Melero got up there I did not want to miss a
moment, it was truly intense. If any of you are still skeptical
at this point,
please believe that these people at HIS Real Estate Network are
indeed "The Real Deal" and good at what they do!
Rick broke down there complete business model, which is
structured like nothing I'd ever seen. He really got down to the
nuts and bolts
of their business. (Or should I say the meat & potatoes) He
provided so much valuable content, and great ideas that anyone
could
simply and easily implement in the their business
immediately. Well... everything but the infamous
property evaluation program, thats
not for sell, but everyone sure wanted a copy.
Once we took the first break, that was the moment, it was time to
network and exercise that elevator speech. I met some
really good people
and some definitely worthy of making it into my book of business.
My partner Arnold Castillo was handling the A/V the entire event,
while
Mister Craig Koroto got some really interesting testimonials from
the audience. Toshi Endo took most of the lovely photos you all
so eloquently
commented on in FB. The rest of our team was casually engaging
the guest, and of course after the crowd had just mere morsels of
information,
everyone wanted to surround Rick Melero with intrigue and awe! He
really handles attention well. (We missed you too Danny, and the
way you make
people feel warm and fuzzy inside)
We broke for lunch like a football huddle at halftime, everyone
seemed excited to exchange notes and review what they had just
been presented.
There is some really interesting quick lunch spots to eat in
downtown LA, some better than others of course, but much thanks
to Adrian
we would have been lost without you buddy, we ate good the whole
weekend. After we returned it appeared as if our guest were
anxiously awaiting
our mentor to throw them another scooby snack of info, it was
great!
By the time Sunday evening arrived, I think its safe to say
everyone was mentally and physically exhausted. No clubbin' for
us,
(karoke or otherwise) simply dinner and spirits as you can tell
in our illustrations. At the end of that meal I got the biggest
and best
surprise of all, I was the 500th customer of the day and my meal
was comp'd. What a way to end my birthday weekend, I almost
broke down
in tears. Thank you Mister and Misses Silva, you had me
completely baffled!!! LOl
If or should I say when I encounter anyone that ever questions an
HIS events authenticity, they'd be a fool not to attend. Theres
no other
so-called Real Estate seminar like it on earth! (And I feel like,
I've wasted money on quite a few)

He is not very famous but once you take a look at what he has done you will wonder why he wasn’t famous. Dr. Russell Conwell talked about how we must begin where we are & what we are in order to advance to the next level. The biggest obstacle I feel that we face is ourselves. If we don’t improve ourselves in the inside, how are we going to improve the world? The thoughts that we think about the most will ultimately dominate our focus to the point where our reality is created. Dr. Russell Conwell was a great leader because through out his whole life he was always recognized as a person of righteousness. A New Yorker man who was head of a great corporation mentioned that Dr. Russell Conwell has done more good than any man who has lived since Jesus Christ. Can you imagine that? I noticed that his work ethics were above admirable (16 hour every day!). He used a sword that was symbolic to him to remind him of his WHY. The sword it self has a story of its own, but I find it remarkable the way he used this sword to impact the world the way he did. Through out his life he was always known of being a great leader. He empowered others & had the ability of communicating very effectively. Out of all of the accomplishments that he did, what I find the most fascinating is the fact that he thought of money as an instrument for helpfulness! For example, the money he made from his speeches of “Acres of Diamonds” was given in form of a scholarship to a student of need to advance their studies. This impacted me the most because his action of helping others with his talents is truly impressive. He would also help the poor families in the churches by giving them food. I feel that God blessed this man so much because his actions were geared towards helping others. What are you doing to help make the world a better place to live in? What will your legacy look like?
"Acres of Diamonds" A book review by Sean T. Brown

ridiculously simple, it is the lesson behind it that is mans continuous folly and will forever keep it revelant now
and beyond our years.
It is a classic story of a farmer disgruntled with his yield, wanting so desparatley to figure out another way to
improve his life beyond his current condition. He becomes frustrated with his land and decides to sale it for pennies
in comparison and packs up to wander his country in search of riches else where. Upon exhausting all his resources,
apparently eluding riches at every turn, he finds himself desolate, indigent, his spirit broken and decides to take
his own life, never to realize him farm was full of "Acres of Diamonds."
This story touches home for me because as an entrepreneur at some point or another we have all been struck with the
"shiny rock" sydrome. Meaning I have spent countless hours at seminars and courses chasing what I thought to be the
next best money making opportunity, only to find out if I would have dug in a little deeper I was only a few feet from
from gold or diamonds.
We all have our skepticism, however I have been proven wrong on a number of occassions, where I took a leap of faith
only to be revealed that I was surrounded by everything I needed, just when I thought it could never be so.
This vision, this third eye if you will, is always open, without practice and conscious effort we have a tendency
to ignore what is right beneath our feet.
I highly recommend reading this e-book, for it is a good reminder that we should first look within before we end up without!

A classic writing from Dr. Russell Conwell
While Dr. Conwell was a man of variable traits and successes, he had a high esteem for his follow man and teaching others to be successful through his habits and life experiences. I believe he felt all men and women could be successful if only to use the tools at their hands, learn from their experiences, not overlook the obvious, keep their focus and wits about them. Are these not the traits we are learning in the Challenge?
Dr. Conwell talks of many who over looked riches and wealth they had right in front of them for the bigger over-all picture of wealth they were pursuing. Most tried so hard to find the things they wanted, they never managed to reach their goals. Had they looked at the smaller picture, focused, and used their resources better, they could certainly have achieved their overall goals.
He also alludes to the fact that man or woman must learn to earn. That by being given the silver spoon, so to speak, not many if any, have ever sustained. By learning the value of hard work and money, one can truly appreciate the fruits of their labor and success, but not without. Not knowing true value of their wealth in most instances has only lead to failure in the end.
Conwell emphasizes that to do well in business, as well as, life in general you should know your audience. By this I mean to get to know the people you will supply with product or service. By determining need and knowing the person/s with which you want to do business you can not help but be successful. Is this not another of the teachings we have been shown throughout our apprenticeship here...learn to show 'Value'. When value is shown to others first, they will want to know more about us and perhaps, most likely do business with us if our criteria meets their needs or refer us to others that may be looking for our services.
I found Dr. Conwell's book quite interesting and it made me think quite a bit about my life, where I have been and where I am headed. It makes me wonder 'what if ' or perhaps 'what have I overlooked or taken for granted' ? Maybe where I should have 'zigged' instead of 'zagged'. It makes me wonder why I have not had the success I have surely thought I would have. It has enlightened me and presented me with findings that surely will have an impact as I move forward and continue to grow. Surprisingly, or perhaps not so much so, it causes me to see the values that the mentors of this great program are attempting to bring forth from us all. The qualities they are trying to instill within us as we move forward with our over-all lives. And, as in the past, there is certainly a method to the madness. :)
And since some who read this over time may not really realize the process or metamorphoses to which I have been exposed, just know that to take the time to read this book can hopefully put you on the same path. The teachings that Dr. Conwell exposes can be both eye-opening and contagious to your overall success if digested properly. So go to the link provided and take the time to read this magnificent, timeless work of art and learn where your 'Acres of Diamonds' is hidden before you go throughout life looking for something that is right in front of, or perhaps even under, you.

As I read books like these that Danny and the mentors suggest to be read, I feel kind of stupid. How clear it is that money or wealth is not in engineering degrees or any certifications for that matter. Wealth is not a mysterious virtue to be gotten by some tiresome, illustrious or complicated pursuit.
I like this book by Mr. Conwell for its simplicity, honesty and purity. He states that each one of us living in this blessed nation has an opportunity to better ourselves by using our own skill, energy, and friends. Here in this simple statement, he establishes a path connecting ones God given assets through “energy” and enterprise to ones friends. It is this connection that leverages a single effort into a powerful force. I have come to realize that it is people that make you rich.
You certainly cannot begin to apply energy and enterprise and build a strong and profitable network of friends if you are not internally convinced that making a profit for your efforts is a just and noble reward. Your situation is worsened, failure is certain and you will be bequeathed to an existence of poverty and regret if you are convinced that riches are evil and to be avoided as the plague. He is quite emphatic when he states that, “I say that you ought to get rich, and it is your duty to get rich.” Contrary to the poison spewed from most pulpits, he contends that, “…to make money honestly is to preach the gospel.” The rich are not inherently more dishonest than the poor. In fact, they are rich because more people trust them and work with them. It is often the misguided and misinterpreted preaching of the gospel that gives rewards for the sluggish and unproductive natures of the poor.
He states that, “Money is power, and you ought to be reasonably ambitious to have it.” The physical and productive attributes of the Christian life cannot function without it and this was purposely planned by God. We ought not to assess piety to poverty; that would be a huge mistake. He also takes an unpopular stand by saying that we should be more discriminating about who we help. We should not encourage negative, unproductive or destructive behavior but seek to help only those who truly cannot help themselves.
I had to think about this statement for a while, “Well, then, you can measure the good you have been to this city by what this city has paid you, because a man can judge very well what he is worth by what he receives; that is, in what he is to the world at this time.” I believe this leads to one of the major keys that Mr. Conwell discovered. You are rewarded in life by what value your social circle or “city” places on you. The good thing is that you are not powerless to improve what that value is. By doing a few of the following, you can find ways to create value for yourself:
- Being observant to trends
- Discovering common needs
- Caring about the folks you interact with
- Doing what you can NOW to improve your life and the lives of those around you
- Allocating you resources to proven needs
- Seek to be an expert – get the knowledge. Capital will follow the idea.
- Live an ordinary life and let greatness come to you. Great men are never puffed up or think too much of themselves.
- Fully apply yourself to your enterprise until it completes or bears fruit.
These are the essential gems that I gleaned from reading this
book. I will certainly begin to train my eyes and mind to
recognize opportunities wherever I am; knowing that sometimes
destiny can take many shapes and speak with many voices. I see
you! I hear you! I am coming!

Acres of Diamonds... the Wisdom Lives

Though he lived under the radar, his legacy is hard to miss. Though pulled in many directions, life was a continuous flow for him as he focused on one thing at a time, and truly cared about those he met along the way. People loved and revered him. He delivered selfless service with a dedicated persistence that motivated masses and manifested his many visions. Conwell had big visions, held the space for manifestation, and knew that they would. He had the faith of a mustard seed, and knew that nothing was impossible.
Conwell enthusiastically and continually invited people to step into their greatness and open to the possibilities. There was no need to leave home… start where you are planted. The “acres of diamonds” are awaiting you. Conwell knew the power of starting where you stand, as you are, and holding fast to the vision, knowing that the vision is already complete in spirit. Symbolically, his reference to digging in your garden represents going within for your spiritual gifts and inspiration that would lead you to your next idea, vision to serve. Conwell said greatness consisted of “doing great deeds with little means and the accomplishment of purposes from the private ranks of life”. He lived service, continually asking himself how he could solve problems that would make life better for the planet.
The totality of this reading about, and by, Conwell resonated with me. He was in the world to do all the good he could, as I am. We hold the same values, and work ethic. He was real and humble as he worked tirelessly, ceaselessly to make the world a better place. People were programmed for success in his mind and he held high regard for all. Conwell especially liked to encourage those with little means to better them selves when they held great desire to do so, thus was Temple University born. He believed in people investing in them selves, liked to help, but not make it too easy to attain desires.
Conwell was a master at discovering true needs and then putting a plan into action to meet them. He started his ventures small, i.e. his hospitals, based upon need, and with great faith, created the energy and leadership to take people, systems, and situations to a greater good. He worked from a place of ‘service’, not expecting any thing in return. He definitely stepped out on faith, and in the eleventh hour, and no sooner, was his needs so oft met.
Conwell held to spiritual principles and continually called him self and others to evolve and grow. He held that prosperity was within every one’s reach, and, their duty. Honestly making money was gospel to him; it is wrong to be poor. Conwell knew you could do more good with money than without it. For me, money is equivalent to meeting needs and being a greater philanthropist.
In so many ways, Conwell’s approach to life and business reflect
mine. There were points in the reading that
brought tears to my eyes as the Truth jumped out at me and
brought back memories of persistence in the face of obstacles,
and then overcoming. At this point as I travel
my journey, I continue to hold my vision, the mission I am here
to accomplish, in all that I do despite the long hours, and that
which would pull me off track. In all I do, I
serve people and seek to empower them into their
greatness. Real estate serves people who need
homes, and communities that need to provide a stable life for its
inhabitants. Safe housing and businesses are
such a basic need. Those in the housing
distribution channel have needs to be met so that the end housing
product can be delivered.
As I speak publicly, I call individuals and businesses to step
into their power, to create anew, to tap their inner wisdom, to
use their gifts and talents. As Conwell was, I
too have been called to speak to the masses and have left life
works in order to follow the calling.
The message that Conwell carries is as relevant today as when he
lived years ago. And, it is mine to
carry. It is ours to
carry.
