    I have a buyer that's looking for properties Word Wide starting at 50MM an higher


    Criteria for commercial property only:
                     Multifamily, retail, and trailer parks
                     Any class: A,B,C, or D
                     Price: $50 Million or higher
                     Must be off market, developed, and under performing
                     Rehab: Light to full rehab, has a construction team
                     Areas: USA and worldwide
     
    Buyers Protocol
     
    Buyer needs minimal information as stated below: this is the only way buyer will make an OFFER!
     
    First of all property has to be 50MM an higher.
     1.       Description of the asset & general location.  (such as: a beach front hotel with 300 rooms and a marina in South Carolina)
    2.       Price being offered
    3.       How much leverage (debt) is currently on the property?
    4.       Who owns the debt? (bank, private lender, etc)
    5.       What’s the current condition? (performing/under-performing)
    6.       Will they consider an asset exchange at a greater value than their asking price?

    Obviously, any additional info would be helpful, but if buyer has the info from 1-4 , he would know if there’s a real potential for a transaction.

    Please No IM AN BROKER daisy chains,
    Broker OR Investor  must be  AUTHORIZE to sale property.
    Must have a NCND in place with me  to work with Buyer!

    INTERMEDAIRY direct to Buyers Rep , they are looking in these areas an willing to work directly with Sellers reps an private investors.

    Heavily-Heavily Interested In
    Southern California area
    Single family - 5m to 50m
    NPN - PN
    rehabs are no problem 20% or more the rehab cost


    SFR--Los Angeles, Orange, San Diego, Ventura Counties
                 light to mid rehab
                 under $650K/property
                 up to $20MM
     
     
    Multi-Family/Apartment Buildings--Los Angeles, Orange, Ventura Counties
                   at least 10 units or more per building
                   not inner city/low income area
                   up to $25MM

    So please no daisy chains. I will not work with you.
    You MUST have a NCND with me to talk to this Buyer!
